With an exterior designed as a riff on the work of Gropius and other Bauhaus architects, Waverly Brooklyn occupies a vital nexus of Clinton Hill, Fort Greene, and Prospect Heights

by Matt Scanlon

With attractive proximity to yet maintaining a discreet distance from Barclays Center, Clinton Hill and its perimeter are among the most strategically situated neighborhoods in the entire borough. They are also booming with new projects, including a wide-scale mixed-use residential (400-apartment) complex at 810 Fulton Street, and 555 Waverly, where Madison Realty Capital is building an 80/20 rental project that will bring 120 residences.

Smaller in scale yet pivotally situated in the area is this 48-unit condo building developed by Orange Management. Completed late last year, Waverly Brooklyn features a Bauhaus-inspired façade (by GKV Architects) comprising concrete “picture frames,” articulated fenestration, and hand-laid Norman brick.

At a site that was formally home to a parking lot until Orange purchased it in 2003 for just over $9 million, the Waverly is actually at the nexus of Clinton Hill, Fort Greene, and Prospect Heights—adjacent to a number of landmark historic districts and set among tree-lined streets.

Available units start at $790,000 for a 675-square-foot one-bedroom and topping off (literally) with a 1,666-squarefoot (plus additional 1,200 square feet of outdoor space) three-bedroom penthouse for $2.59 million. Common amenities include an attended lobby with Calacatta marble
and crafted millwork, a lounge/library, a large second-story terrace with barbecue station, a landscaped rooftop terrace, fitness center, bicycle storage, and the borough’s first fully automated on-site parking lot.

Unit features are highlighted by oversized windows (many of which are expressed, as GKV points out, with unique “divided-light detail, allowing an effusion of natural illumination to flood the rooms”), wide-plank oak flooring, fully-integrated Bosch, Bertazzoni, Grohe, and Liebherr appliances, breakfast bars with built-in storage, and quartz countertops. Bathrooms offer Italian porcelain floor tile from Atlas Concorde and large-format floor-toceiling wall tile, with custom wood vanities topped with Calacatta Oro quartz. The glass-enclosed showers are finished with matching porcelain mosaic tile, likewise from Atlas Concorde.
