residents of Hudson County’s “Mile Square City” are now presented with perhaps the metro area’s most transit-accessible and multi-amenitied developments: vine and park + garden

Two recently opened Hoboken properties are attracting contemporary couples, families, and professionals craving sustainable, green, tasteful, and thoughtful construction with luxe amenities and quick access to transportation in one of New Jersey’s most popular hot spots.

With views across the Hudson River to Manhattan, Hoboken has earned its reputation as one of the state’s most dynamic “Gold Coast” cities. Rich in history and local lore, it’s famed for bustling
Washington Street in a vibrant downtown that pulsates with restaurants, taverns, boutiques, nightlife, and waterfront concerts, fairs, and street festivals. The population continues to grow, too (50,000 as of the 2010 census).

In the words of Mayor Dawn Zimmer, the recently unveiled residences by Bijou Properties have made Hoboken “an even hipper place to live,” not least because the twin-developments are minutes from the Lincoln Tunnel, New Jersey Transit, ferry terminals with service to Manhattan, the 9th Street Light Rail Station, and other connections.

Opened in January, Vine’s modern, glass adorned 11-stories feature 135 rental residences complemented by an automated parking system for an equal number of vehicles (a boon in a city where parking is precious). Designed by Hoboken’s Marchetto Stieve Higgins Architects, the Vine offers one-bedroom, one-bed room plus-den, two-bedrooms, two-bedroomsplus-den, and three-bedrooms-plus-terrace layouts. Apartments range from $3,100 for a one-bedroom to $5,400 for a three-bedroom with terrace.

Units boast a host of designer and energy-efficiency features, including sustainable bamboo flooring, oversized windows, Frigidaire and Bosch Energy Star appliances, granite countertops, modern cabinetry and fixtures, and lavish baths with recycled porcelain tile.

Located on the central western edge of the city, Vine was designed with a high-efficiency heating and cooling system utilizing water source heat pumps in the residential units, with a cogeneration module incorporated into the building’s mechanical plant assembly to provide additional energy savings. It also has a green roof and a backup generator, and was built in accordance with the U.S.
Green Building Council’s (USGBC) standards for Leadership in Energy and Environmental Design (LEED) certification. Vine is the fourth LEED certified building by Bijou Properties in Hoboken.

Founded in 1999 in Hoboken, Bijou Properties designs, develops, and manages high-quality, sustainable buildings along the Hudson waterfront, with recent projects in the city including the Garden Street Lofts (New Jersey’s first LEED Gold residential high rise), the Hostess Factory—a 42,000 square-foot retail restoration in the former Hostess Cupcake Factory at 210 14th Street, and Edge Lofts at 1405 Clinton Street, the first Hoboken residential development to achieve LEED Platinum certification.

Adhering to today’s return to mixed use urban construction with a futuristic bent, Vine features 13,500 square feet of street-level retail space. The Learning Experience, a daycare facility, already occupies 11,000 square feet along the building’s west side. An adjacent 7,000-square-foot public/private park was included in the development for use by the daycare operation during the day, and for residents at night and on weekends. Additional amenities include a state-of-the-art gym, outdoor pool and sundeck, clubroom, fitness center, landscaped roof terrace, and bike storage. Decorated model homes are available for touring.

February saw the opening of Bijou Properties’ Park + Garden in uptown Hoboken, a collection of 212 one-, two-, and three-bedroom luxury apartments, also designed by Marchetto Higgins Stieve. The rental community features two 12-story residential towers packed with desirable amenities and an enclosed and fully automated 383-car parking facility. Select homes offer views of the Manhattan skyline. The development features 13,000 square feet of street-level retail space that will include Clifton Savings Bank, and 32,000 square feet of educational space occupied by the Elysian Charter School of Hoboken.
