GREENPOINT’S FIRST LARGE RESIDENTIAL TOWER, THIS DRAMATIC ELONGATED ZIGGURAT OFFERS SOME OF THE MOST REMARKABLE VIEWS IN THE BOROUGH

In stark and surprising juxtaposition to the constellation of high rise buildings going up in Williamsburg and nearby Long Island City, Green point, though just to the south, has remained relatively height compact its developments often hugging the waterfront, but in a typically more demure fashion.

That distinction ended gradually over the course of last year, as the Green point, a 40 story mixed use tower and the first of its kind in the neighborhood, was ascending at 21 India Street. Built by Mack Real Estate Group and Palin Enterprises, in conjunction with Urban Development Partners, its site is strategically located steps away from the increasingly popular East River Ferry pier and an in process public waterfront park. Another rarity for a neighborhood that has its share of preservationists was that few tears were shed over the structure it replaced, a drab, nondescript, and non-fenestrated one story block of masonry distinctive only in its graffiti.

The building’s 95 condominiums begin on the 28th floor (lower levels consist of rentals) a mix of studios and one, two, and three bedroom residences, with prices starting at just under $1 million. The unique, rhombus like shape of the 400 foot structure is courtesy of Ismael Leyva Architects, a firm that has developed a flair for tower design, having completed the Oro on Downtown’s Gold Street and Manhattan’s remarkable, bottom-cantilevered icon tower at 306 West 48th Street.

A happy respite from the pencil thin rectangles of nearby high rises, Leyva’s exterior was tasked with accommodating a remarkable amount of outdoor space (nearly every residence features either a terrace or a balcony), and so embraced a cross tired, organic shape an elongated ziggurat when seen from the right angle. In addition to enviable views, the architect provided residents with the Green point Gardens an open space that features a patio dining area, garden lounge, and a “BBQ beach and hammock grove.” Additional attractions are a Grand Club Room, co working area, and the Huron Basketball Court & Courtside Lounge.

Features vary, but all homes offer solid walnut doors, custom satin white lacquer and walnut cabinets with custom cove lighting, Statuario marble countertops, wide plank hardwood floors, a Miele appliance package (including a gas cooktop with a concealed range hood), Dornbracht matte black faucets, and Whir pool disposals. Baths feature honed Statuario white marble walls, custom designed walnut double vanities, oversized shower with rain shower head and matte black metal enclosure, and Dornbracht fixtures.
