A recently-completed sister building to Gold Street’s Oro is the stunning 40-story rental complex Bklyn Air, complete with one of the highest outdoor swimming pools in the city

Armchair real estate pundits often market-connect the Barclays Center with the sudden profusion of downtown high-rise developments, and even extend the entertainment complex credit for an associated burst of altitude-rich development as far away as Williamsburg and Greenpoint. The fact is, however, that the better than two dozen 30-story-orhigher buildings either completed or in development owe their existence principally to a 2004 rezoning effort from the Bloomberg administration that emphasized more downtown residential and office space. In interview for The Wall Street Journal, Downtown Brooklyn Partnership president Tucker Reed observed that the rezoning—with the suitably named Gold Street as its epicenter— was responsible for nothing less than “downtown Brooklyn becoming a 24/7 destination.”

Greenfield Partners were on the leading-ish edge of this high-rise frenzy with its 40-story Oro at 306 Gold, which ny.curbed.com declared the 10th bestselling building of 2012 (it was completed in 2008). In planning and executing its sister tower, Greenfield decided to offer new name branding, and so Bklyn Air was born. Also 40 stories, the new building at 309 Gold is a 250- plus unit rental tower that, within five months of opening in July of last year, reached a stunning 75% occupancy rate. Though not the tallest building in the neighborhood (388 Bridge, four blocks away, racks up no less than 53 stories), the new structure’s views are enviable, extending in a virtually uninterrupted fashion to Barclays, Fort Greene, Manhattan/Dumbo, and Brooklyn Heights. The tower was erected by Lalezarian Properties and designed, like its sister building, by Ismael Leyva.

A happy, if expensive byproduct of this frenzy of lofty competition is the range of amenities on hand at Bklyn Air, and for jaw-dropping appeal, one simply must begin with the combined trio of its Sky Pool, Sky Deck, and Sky Gym. The fitness complex, near the top of the building, includes a 50-foot outdoor heated pool and two-level interior fitness facility with cardio center. The building tops out with the Sky Lounge, a residence and guest-only shared space equipped with WiFi, a large screen television, and common kitchen.

At press time, there were ten units available for rental, ranging from one bedroom (starting at $3,240 per month) to three-bedroom ($8,600) apartments, and these, too, share special amenities, among them washer dryer units, dark oak hardwood floors, installed Internet wiring, General Electric Café Series stainless steel appliances, Kohler fixtures, Italian cabinetry with LED kitchen lighting, Caesar Stone countertops, and in many instances breakfast bars and private terraces.
