Just before the turn of the millennium, an ultra-exclusive residential project broke ground in the foothills of Black Mountain overlooking the Las Vegas skyline. Founded by mega-developer Richard MacDonald, one of the largest private landowners in the valley, the MacDonald Highlands is a 1,300-acre, guard-gated community dripping in prestige. Set just 15 minutes from the diamond-dipped debauchery of the Las Vegas Strip, the community boasts an impressive collection of high-ticket homes, each with sweeping views of the neon cityscape. In 2026, the community will celebrate a new milestone: the completion of its first luxury high-rise, an ambitious $1.3 billion concept headlined by the Four Seasons.

The Toronto-founded luxury hospitality giant is teaming with Azure Resorts & Hotels and Luxus Developments on the dual-tower hillside high-rise. This isn’t a hotel-hybrid concept; the tower is part of Four Seasons’ expanding standalone residences portfolio, which includes several projects around the globe, from London to Istanbul. Only private homeowners will have access to the full-service building’s sweeping amenities suite, from its signature restaurant and wine bar to a multilevel, palm tree-shaded pool deck that rivals the Strip’s most prestigious resorts.

A total of 171 residences are split between the two towers, ranging in scope from two bedrooms to sprawling top-floor penthouses. The award-winning studio Wimberly Interiors took the lead on interior design, dressing the homes in a calming palette of natural materials and subtle textures. “Using the desert as the primary inspiration was essential, in addition to the glamour of the Las Vegas Strip,” explained Hussain Kamal, the firm’s associate vice president. “The surrounding landscape is the hero of the story. The interior design reflects it through complementary colors and detailing, and the spaces emphasize how the interior engages with the landscape.”

Inside each home, raw natural stone and open pore wood flow from one room to the next, accented with the occasional pop of brushed metal for a modern finish. Living rooms are large and bright, edged with floor-toceiling windows and outfitted with glamorous white stone gas fireplaces. Kitchens are equipped with large marble-topped center islands, Sub-Zero refrigerators, and Wolf ranges while spa bathrooms boast freestanding soaking tubs and glass-enclosed rainfall showers.

like the Mojave Desert, indoor outdoor living is practically a prerequisite for any resort-style address. Every home features large outdoor terraces offering built-in grills and ample lounging and entertaining spaces. Penthouse buyers will be treated to private plunge pools, and the property’s high hillside location promises every denizen stunning, unobstructed vistas of the mountain-sheathed cityscape.

More than 90,000 square feet were reserved for amenities, helmed by a Four Seasons director of residences and dedicated team. A focal point is the expansive sun deck, stacked with multi-level pools, built-in spas, swanky resort-style cabanas, lounge chairs, and barbecue areas. The natural greens of the manicured lawn and leafy trees offer stunning juxtaposition from the red rock mountain peaks. There’s also a light-flooded fitness center, plus a full-service spa with a sauna, steam room, whirlpool, lap pool, and private treatment rooms. Four-legged family members and even your precious wheels aren’t excluded from the royal treatment, either, with both pet and auto spas on property. A game room, Topgolf Swing Suite, private theater, and kids’ playroom round out the offerings.


The property’s signature restaurant, Noble Heights, is the brainchild of hospitality titans Elizabeth Blau and chef Kim Canteenwalla, the dynamic husband-and-wife team behind Blau + Associates. The duo is credited with aiding in the Las Vegas culinary scene’s meteoric rise; Blau crafted the award-winning food and beverage programs at both the Bellagio and Wynn resorts, and Canteenwalla formerly served as the executive chef of the MGM Grand. At Noble Heights, chef Canteenwalla’s menu will feature a range of ranch- and sea-forward dishes alongside a revolving selection of signature cocktails and global wines. Denizens can elect to feast on the al fresco dining deck, or, for romantic nights in or private dinner parties, the chef will curate custom in-home dining experiences.

Homeowners will also have access to the MacDonald Highlands private community club, Dragon Ridge Country Club, offering tennis courts, swimming pools, and a championship 18-hole golf course designed by Jay Morrish and David Druzisky, famed for its wide fairways and large greens.
