In selecting this unique building at 91-93 Metropolitan Avenue as among its first Brooklyn listings three years ago, Long Island City-based real estate group Modern Spaces has not only resuscitated a structure with a somewhat checkered past, but branded itself as something unique in a borough populated by increasingly homogenized sales agencies.

The 8-floor, 13-unit condo building, formerly dubbed 268 Wythe, was renamed The Louver House by Modern Spaces after taking it over from the Corcoran Group in 2011—in reference to the vertical louvers/shutters which mark the façade. Units within the building had been on sale since 2009, but had brought at least initially disappointing results, in part because of construction issues, but Modern Spaces has made comprehensive efforts to shore up the building and its interior design, the latter managing to be airy, modern, yet not antiseptically austere.

The condominiums are described by building management as essentially “loft spaces,” which might be a slight overestimation of ceiling height, but loft-like open concept floor plans are most certainly in evidence. Almost better yet, a number of units offer private outdoor spaces, in a neighborhood—zoned as it is still at a relatively modest height—that can take advantage of a view shed that extends to Manhattan and beyond. The louver system is designed for both visual appeal and energy efficiency, and provides shade through the day, privacy in the evenings. Interior layouts vary, but expansive window areas are universal, as are individual zones of heating and cooling, washer dryer hookups, and hardwood floors throughout.

Modern Spaces, which now has five offices in the metro area, currently offers four listings in the building, from a 735-square-foot one-bedroom, one-bathroom penthouse unit ($619,000) to the home seen here—a two-bedroom, one-bathroom (approximate square footage is 1,050), with an asking price of $765,000 and an estimated monthly maintenance of $412.
