Though San Francisco continues to best the Big Apple as the country’s most expensive city to purchase real estate, the enclave of Manhattan still boasts the highest average price per square foot at $1,400 (which, interestingly, is nearly the country’s average monthly mortgage payment), per data from Rocket Mortgage. But in certain areas of the central borough, these averages can reach astronomical numbers, topping $5,000 even $10,000 per square foot, and to demand such frothy price points, Manhattan’s residential elites offer prime location, architectural pedigree, exclusivity, and in the case of Penthouse A in the newly erected Rose Hill residential building by Rockefeller Group, truly astounding views.
Tucked between Murray Hill to the north and Gramercy Park to the south, Rose Hill is an historic sub-hamlet of NoMad, stretching only a few square blocks but brimming with lively restaurants, upscale cocktail lounges, and a parade of high-end shops. Named after the enclave within it rests, the Rose Hill residential building stretches 605 feet toward the sun and spans 123 luxury homes. Architect Cetra Ruddy, responsible for some of the area’s most ambitious residential, hospitality, and commercial projects like One Madison, Hudson Greene, and Sugarcane Dumbo, spearheaded the design both inside and out. Near the top of its crown, nesting on the 42nd and 43rd stories, PHA is a mega-condo in the clouds, offering full 360-degree views of the Chrysler Building, Rockefeller Center, and both rivers. At sunset, massive windows reaching as high as 30 feet flood the space in rose and apricot hues.
The three-bedroom residence, listed by CORE Real Estate, offers nearly 4,400 square feet of interior space with an additional 1,330 square feet of outdoor living via three private terraces. The front door opens to a dramatic foyer and great room with 30-foot ceilings, bookended by a white marbled fireplace to the left and a floating staircase to the right. A secondary living room rests to the side, and all three rooms are joined by the home’s largest terrace, towering above its NoMad neighbors with sweeping panorama. Building amenities abound, and to bring value to the community, the developers partnered with several New York-based businesses, particularly for the health and fitness spaces. Denizens have access to a private squash court, for instance, programmed by Manhattan’s SquashRx, and the fitness center was designed in collaboration with training studio hitting Room, a functional group training concept that was born on the Upper East Side in 2012. There’s also a large bike room with an in-house bike repair workshop programmed by local shop Strictly Cycling Collective. A commodity almost as rare as three massive private terraces is a 50-foot indoor pool, swathed in exquisite handmade tiles in a deep turquoise hue.
Though PHA is equipped with a spacious study and ample room to create a deluxe work-from-home setup, there is also a medley of co-working spaces on the property, including the Blue Room, a hotel-esque private lounge, along with a library. Fittingly bathed in deep cobalt walls with wood and marble chevron floors, the Blue Room is decorated with multiple seating areas, a marble fireplace, and a bar for when it’s time to switch from coffee to wine. There’s an adjacent outdoor garden courtyard, shrouded with lush botanicals and hanging chairs.
But every palace needs a crown jewel, and at Rose Hill, it’s undeniably the sky lounge and private residents club, offering Four Seasons-level luxury in a residential building. Dubbed the Top of the Hill, the 37th floor lounge is a pastiche of pleasures, offering sweeping city views, a private dining room, catering kitchen, and a Strand Books-curated library. Two outdoor spaces offer plenty of opportunity to drink in the city and fresh air, because with its prime position in the center of the USA’s tallest, most populous city, there’s magic waiting from every angle.
